In Fayetteville and the surrounding communities, a total project budget of $400,000 to $500,000 can realistically include land, site prep, and a custom home in the 1,600 to 2,200 square foot range with solid finishes. That means hardwood or LVP flooring, granite or quartz countertops, custom cabinetry, metal roofing, and a full septic system if you are outside of town. It is not a starter spec home. It is a real custom build designed around your family's layout preferences.

Buildable lots in Lincoln County still come available in the $30,000 to $70,000 range in many areas, depending on acreage and location. Compare that to comparable acreage closer to Nashville or Brentwood, where raw land in desirable areas routinely runs $150,000 to $400,000 or more before a foundation is poured. The same construction budget buys significantly less home when land takes up half of it.
